Site Description: The site contains 3 lots which total approximately 2.99 acres or 130,122 square feet and contains three buildings totaling approximately 27,780 square feet.

Building #1 (South Building): is a one level, Class “S” pre-engineered, steel frame, and metal-sided building. The building totals 9,960 sq. ft. gross building area and consists of approximately 9,044 sq. ft. shop/warehouse space (91% of GBA) and 1,092 sq. ft. office space (12% of GBA).  The building was constructed between 1952 & 1960. The walls and ceilings are insulated throughout the building. The shop areas are heated with ceiling mounted gas fired radiant heaters and overhead gas fired blowers. The office areas are heated with electric forced air heat. The 1,092 sq. ft. finished portion of the building consists of an entryway, offices, conference/break room, and a restroom. There is an unfinished storage mezzanine area located above the office area. Adjacent to the office area is a shop, wash bay, and two parts/supply rooms, all of which have concrete floors. The remainder of the building is used for bus parking/storage. The bus parking/storage portion of the building has gravel floors except for a 21’ x 45’ area just off the parts/supply room. The building has a poured, reinforced concrete foundation. There are 10 overhead doors which are opened electronically. The roof is rolled rubber membrane and metal gutters and downspouts are present. The rolled rubber membrane roof was replaced approximately 6 years ago and the metal gutters and downspouts were replaced approximately 4 years ago.

Building #2 (North Building): is a one level, Class “S” pre-engineered, steel frame and metal-sided building. The building totals 15,000 sq. ft. gross building area and consists of shop/warehouse space. The building was constructed around 1982.  The building has a metal roof and the interior walls and ceilings are insulated. The floors are gravel throughout. The building has a poured, reinforced concrete foundation. The building is heated with four gas-fired overhead blowers. There are 12 overhead doors which are opened electronically.

Building #3 (East Building): is a one level, Class “S” pre-engineered, steel frame and metal-sided building. The building totals 2,820 sq. ft. gross building area and consists of shop/warehouse space. The building was constructed in 2000. The building has a metal roof and the interior walls and ceilings are insulated.  The floors are gravel throughout.  The building has poured reinforced concrete foundation. The building is heated with ceiling mounted gas fired radiant heaters and one gas-fired overhead blower. The walls and ceilings are insulated. There are 3 overhead doors which are opened electronically. 

Zoning

Topography: The topography is mostly level, however is steeply sloping at the south side of the site rendering approximately 60,000 square feet of the site unusable. Based on the topography, approximately 70,122 +/- square feet of the site is considered to be net usable area.

 

Access: Subject property is accessed from asphalt paved and City maintained 20thStreet.

 

Adjoining Land Use: The area immediately surrounding the subject includes a mixture of commercial buildings, single family and multi-family housing.

 

Easements: Normal utility.

Zone D-3, Open Business/Light Industrial

& Zone B, Residential District

  • The southerly portion of the subject described as all of Block 3, Ingraham Addition. This lot is irregular in shape and contains 1.67 acre or 72,745 square feet. This portion of the property is zoned under City of Cody zoning as Zone B, Residential District. Residential uses are permitted under the regulation. The existing usage of the subject at this portion of the property is legal non-conforming. 

 

  • The middle portion of the subject is described as A 200’ x 20’ Parcel located in part of the NW1/4SW1/4 Section 33, T53N, R101W, 6th P.M., Park County, Wyoming and a 544’ x 63’ Parcel located in part of the NW1/4SW1/4 Tract 71, resurvey, of Section 33, original survey, T53N, R101W, 6th P.M., Park County, Wyoming. This lot is irregular in shape and contains approximately 0.88 acre or 38,272 +/- square feet. This portion of the property is zoned under the City of Cody zoning as Zone D-3, Open Business/Light Industrial. Retail, commercial, business and light industrial uses are permitted under the regulation.

 

  • The northern portion of the subject is described as Lot 3, McJunkin Subdivision. The lot is rectangular in shape and contains 0.44 acre or 19,105 square feet. This portion of the property is zoned under the City of Cody zoning as Zone D-3, Open Business/Light Industrial. Retail, commercial, business and light industrial uses are permitted under the regulation.
